The short answer
Langley is one of the few places in Metro Vancouver where a new three or four bedroom townhome with a double garage still starts under $800,000. As of October 29, 2026, the 13 new townhome projects we track start between $779,900 and $899,900, at an average of about $600 per sq ft. Nine of them are finished, so you can walk through the actual home and move in within weeks rather than waiting years for a presale.
Where the new townhomes are
Most of the supply is in Willoughby, the fast-growing slope between 200 Street and 208 Street, with ten of the thirteen projects. Willoughby gives you newer schools, Willowbrook and Willoughby Town Centre for shopping, quick access to Highway 1, and the Willowbrook SkyTrain station scheduled for 2029. The rest are in Walnut Grove, near the Nicomekl River in Langley City, and in the West Langley pocket off 197 Street.

At the entry level, around $780,000 to $830,000, expect three bedrooms of roughly 1,300 to 1,450 sq ft over three storeys, often with a tandem or side-by-side garage. Between $850,000 and $900,000, four bedroom plans of 1,500 to 1,900 sq ft become common, many with rooftop decks, a flex room off the garage, heat pumps with air conditioning and EV-ready garages. Strata fees on recent listings mostly run $280 to $375 a month.
Move-in ready or presale?
- Move-in ready (nine projects): you see the finished home, completion is weeks away, and developers often add incentives on their last homes. Four Langley townhome projects had a current developer offer when we checked.
- Presale (Heath West, Covent Park, Renfrew South, Silverbrook): you lock today's price and pay a deposit, typically 5% to 10%, while the home is built through 2026 and 2027.
Deposits and costs to plan for
Deposits on the Langley projects we track are 5% or 10%, usually paid in two or three steps. Your deposit is held in trust by a lawyer, notary or brokerage, not spent by the developer, unless deposit protection insurance is in place. New homes are charged 5% GST, but first-time buyers can get up to 100% of it back on homes up to $1 million, and a newly built home that becomes your principal residence can be fully exempt from property transfer tax up to $1,100,000. Run your own numbers with the GST and PTT calculator before you visit a sales centre.
Bottom line
If you want a new Langley townhome without a long wait, start with the move-in ready projects in Willoughby; if you are happy to wait for 2026 or 2027 completion, the presales lock in today's price with a smaller upfront deposit. Compare a few projects side by side, check the strata fees and garage type, and always confirm current pricing, because it changes week to week.
