How many homes can your lot hold?

BC's Bill 44 lets most single-family lots become three, four or six homes, no rezoning. Enter your lot size and walk to transit to see your entitlement.

“Frequent transit” means a bus stop on a route running at least every 15 minutes through the day. Not sure? Measure to your nearest busy stop. Under 400 m is what counts.

YOUR LOT ALLOWS
Up to 6 units
Under BC’s small-scale multi-unit housing rules, this is the minimum a covered municipality must permit on your lot, no rezoning needed.

Larger lots qualify for 4 units, or 6 near frequent transit.

Within 400 m of frequent transit

Close to a frequent-transit stop, a large lot is entitled to 6 units.

A guide, not approval. These are the provincial minimums for covered municipalities. Your city may permit more, and exemptions apply (heritage, hazard lands, no water or sewer, the Agricultural Land Reserve). Setbacks, height, parking and lot coverage still shape what actually fits. Confirm with your municipality.
