Common questions

Move-In Ready New Condos in Surrey: common questions

What does move-in ready mean for a new home?

It means the building is finished and the developer still has completed homes for sale, so you can buy, complete and move in within weeks instead of waiting years for construction. New homes built by a Licensed Residential Builder must carry 2-5-10 home warranty insurance, and on a strata home that coverage starts at first occupancy or transfer of title, whichever comes first. Source: BC Housing, Home Warranty Insurance (current as of September 22, 2026).

Do move-in ready homes qualify for the GST new housing rebate?

Yes, if you are the first buyer of the home. New homes from a builder are charged 5% GST. The GST/HST New Housing Rebate returns 36% of the GST, up to $6,300, on homes under $450,000 (the full rebate applies at $350,000 or less). Eligible first-time buyers can get up to 100% of the GST back, to a maximum of $50,000, on homes up to $1 million, reduced between $1 million and $1.5 million, when the purchase agreement was signed on or after March 20, 2025 and the home will be their primary residence. Sources: CRA Guide RC4028 (October 2026) and CRA First-time Home Buyers' GST/HST Rebate (October 7, 2026).

How fast can I complete on a move-in ready home?

Usually within weeks. Because the building is already finished, the completion date is whatever you and the developer agree in the contract, which mainly depends on how quickly your financing is ready. When you buy from the developer you receive a disclosure statement and have 7 days to cancel after the later of signing and receiving it. Source: BCFSA, Real Estate Development Marketing Act FAQs.

Can I still get developer incentives on move-in ready homes?

Often, yes. Developers commonly use incentives such as price reductions, paid strata fees or closing-cost help to sell their last finished homes. Offers change or end without notice, so make sure the exact incentive is written into your contract of purchase and sale before you sign. Projects with a current offer are marked Promo on this page.
