New Townhomes in Vancouver: common questions
What deposit do townhome presales need?
Each developer sets its own deposit schedule, usually paid in stages. Of the 289 presale projects where we track it, the listed deposit is between 5% and 20% for 94% of them (as of October 29, 2026); each project page shows its schedule. By law the developer must place your deposit with a brokerage, lawyer or notary, who holds it in trust in BC, and it can only be released to the developer early if deposit protection insurance is in place. Are new townhomes covered by home warranty?
Yes. New homes built by a Licensed Residential Builder in BC must have home warranty insurance with at least 2 years on materials and labour (shorter periods apply to some items), 5 years on the building envelope, including water getting in, and 10 years on the structure. Strata common property is also covered. Source: BC Housing, Home Warranty Insurance (current as of September 22, 2026).
What strata fees should I expect?
Strata fees are your share of the strata's yearly budget, usually split by unit entitlement based on each home's size, so larger townhomes pay more. Since November 1, 2023, at least 10% of the operating budget must go to the contingency reserve fund for big future repairs. For a new building, check the developer's estimated budget in the disclosure statement; where the developer has published a fee estimate, it is on the project page. When do new townhomes complete?
Each listing on this page shows its expected completion year, or Move-in Ready if it is finished now. Completion dates are the developer's estimate. If a material fact in the disclosure statement changes, such as the timing, the developer must file an amendment and give a copy to every buyer who has not yet completed.
