Presales Under $600K in Richmond: common questions
What can I buy for under $600K?
Mostly one-bedroom condos, plus studios, some two-bedroom condos and a few townhome projects, mainly in Surrey, Coquitlam, Vancouver and Burnaby. The price shown on each card is the lowest starting price in that project, so larger homes in the same building cost more.
What deposit do I need under $600K?
Each developer sets its own schedule. At 5% per stage, a $600,000 home needs $30,000 on signing; most projects we track list a deposit of 5% to 20% (as of October 29, 2026). Your deposit is held in trust by a brokerage, lawyer or notary in BC, not spent by the developer, unless deposit protection insurance is in place. Do first-time buyers get a property transfer tax exemption?
Yes. Eligible first-time buyers pay no property transfer tax on homes up to $500,000, get $8,000 off up to $835,000, and a smaller amount up to $860,000. For a newly built home there is a separate exemption that covers the full tax up to $1,100,000 (partial to $1,150,000) for Canadian citizens and permanent residents who move in within 92 days and live there for the first year. On a $600,000 home the tax would otherwise be $10,000. Are these prices before GST?
Usually, yes. New homes from a builder are charged 5% GST, and developers normally quote prices plus GST unless the listing says it is included. Eligible first-time buyers can get up to 100% of the GST back on homes up to $1 million, and other buyers can get part of it back on homes under $450,000.
