Developer Deals on Presales in Richmond: common questions
What kinds of developer incentives are common?
The most common are price reductions, lower or extended deposits, free or discounted parking and storage, paid strata fees for a period, closing-cost credits and design or upgrade packages. Each project on this page lists its current offer, as the developer published it.
Are incentives negotiable?
Published incentives are set by the developer, and the terms can change by release or end without notice. What counts is what is written into your contract of purchase and sale, so get every incentive in the contract before you sign.
How do I know a promo is current?
We update offers as developers announce changes, but they can end at any time. Before relying on one, ask us to confirm it with the developer, and make sure it is written into your contract. You also have 7 days to cancel after signing and receiving the disclosure statement, which gives you time to check. Source: BCFSA, Real Estate Development Marketing Act FAQs.
Can incentives be combined with the GST rebate?
Yes. A developer incentive does not stop you from claiming a GST rebate if you qualify, and a price reduction lowers the price GST is charged on. With your agreement, the builder can credit the rebate to you on completion instead of you applying to the CRA. How a cash or credit incentive affects the GST calculation depends on how it is written, so have your lawyer or notary check the contract.
